
With apologies to Neil Simon’s “2 Rms Riv Vu,” that’s the kind of urban vibe “The Sevens,” a townhome small-lot-subdivision project on Wilshire Blvd., at Rimpau in Hancock Park, seems to be going after with its view of Wilshire Blvd., the historic spine of LA that runs through our neighborhoods.
There are just three townhomes left in the development, with three sold and one pending, according to local broker and Windsor Square resident Diana Knox, who gave us a tour earlier this week. Of the units sold, two are occupied with the owners and one is likely to be leased out, added Knox, who has been shepherding the sales since the project came on the market last year.
Each unit has two parking spaces in the ground floor garage, which is immaculate (unlike our own well-used and junk-filled garage), making it almost worth the price – $1,750,000 (the remaining homes are asking $1,595,00).
Moving past the squeaky clean garage, you’ll find a first ground floor bedroom and bath, which can be used as a home office or guest room.
On the third floor, there are three bedrooms, a master and two smaller rooms. And on the top floor is a roof deck that we’re told is wired for solar panels should new owners want to install them. That makes a total of four floors, top to bottom…but the stairs are good exercise!
So far, said Knox, all the buyers have been people from out of the area, who were pleased to find a brand new, four bedroom house in Hancock Park. The Sevens are easy to see if you are interested, and Knox told us someone is there every day from 2-5 p.m., and they will also be open this weekend.
