We checked in with four local realtors to get their take on the current market conditions in light of the recent failure of Silicon Valley Bank, the bailout of First Republic Bank and the resulting jitters about the health of the U.S. banking system. 

"This is not 2008," Anne Loveland of Loveland Carr told the Buzz. "The majority of homeowners either own their homes out right or enjoy interest rates under 4% and the supply of homes in our area is still very restricted and will remain so." Loveland's advice is to try to lock down the lowest rate you can with a trusted lender. But, in the long run, she thinks we can all expect to pay higher fees for mortgages and deposits at banks to pay for FDIC bail outs.

The failure of Silicon Valley Bank other banks has directly impacted our local market, local realtor Diana Knox told the Buzz. "One  example is First Republic Bank," said Knox, "this bank offered incredible loan opportunities and was a very good mid-level bank.

"I am seeing a higher down payments being required for commercial properties, like apartment buildings, and retail store fronts, " John Duerler, of Hancock Homes told the Buzz. "Some as high as 40%-50%."

Knox said the new mansionization tax (Measure ULA) which increases the taxes on residential and commercial properties selling over $5 million effective April 1, 2023 is also affecting sales. At the upper end of the market, homes selling between $10-15 million appear to be sitting for a while, added Duerler. 

There's also something affecting the real estate market which is why local realtor Clint Lohr always advises clients to buy or sell property according to their own individual situation. 

Generally, most people benefit from homeownership, explained Loveland. And she sees the upside in a turbulent time, adding, "those who bought when everyone was scared in the early days of the pandemic are sure happy today that they did!"

Thousands of runner, 22,000 to be more precise, will depart from Dodger Stadium to complete 26.2-miles for the third time on the Stadium to the Stars course which was intentionally designed to pass iconic LA landmarks including Chinatown, the El Pueblo de Los Angeles State Historic Park, Los Angeles City Hall, Little Tokyo, the Disney Hall and Music Center of Los Angeles County, the Dolby Theater – home of the Academy Awards in Hollywood, parts of Historic Route 66 in West Hollywood, Rodeo Drive in Beverly Hills, and out and back on San Vicente Boulevard before finishing on Santa Monica Blvd in Century City.

If you’re more into watching, KTLA 5 will air the Los Angeles Marathon live in Los Angeles from 6 a.m. – 11 a.m. @lamarathon for more information on the race.

Buzz food writer Deborah Brooks posted a recipe to Buzz food writer Deborah Brooks posted a recipe today for Stuffed Peppers With Lentils, Grains, Feta and Mint an updated vegan version of a classic casserole style dinner.

” Stuffed peppers, that classic casserole style dinner many of us associate with our moms, have a much more colorful and international history. Cultures from around the globe have been stuffing vegetables, for centuries with all sorts of savory fillings. From Bharvan Mirch in India to Dolmas in the Mediterranean to TexMex Chile Rellenos in the Southwest, peppers in particular have been a favorite vegetable to stuff. It makes perfect sense, as these sturdy nightshades are the perfect vessels for meats, grains, cheeses and spices,” wrote Brooks. 

“For this recipe I’ve chosen the familiar style stuffed bell pepper that has its origins in Central Europe. In place of meat I’m using cooked lentils mixed with rice, dairy free feta cheese and fresh chopped mint. A bit of fire roasted salsa gives it a modern twist and a kick of heat, “ wrote Brooks.

Neither of the incidents reported took place in Windsor Square. The flyer below contains more information.

“LAPD Olympic Division circulated a Community Alert this afternoon and asked that we distribute their flyer to the Windsor Square community. LAPD has asked that you share the flyer with your friends and family, and that you be safe and vigilant.

“The flyer is included below, click below or here for a full size version. It concerns two incidents of armed robbery on Wednesday, March 15. The suspect fled after taking property from the victims. Neither of the incidents reported took place in Windsor Square, but did occur in our larger community.

“In June 2018, Violet, produced by Actors Co-Op, was the subject of my first theater review for The Larchmont Buzz. Since then, it’s been a fascinating journey that has included pandemic-inspired outdoor performances and Zoom productions, as well as a wide range of more traditional (and non-traditional) theater. These past five years have taken me from the all-you-can-drink firehose of the Hollywood Fringe Festival to notable shows like Ain’t Too Proud, Metamorphoses and Poor Clare, and to transcendent experiences like Andy Warhol’s Tomato and Sleep with the Angels.

“Now, almost five years later, this review of Actors Co-Op’s The Human Comedy is my 150th for the Buzz.

“The show is a worthy production that showcases Actors Co-Op’s wide range of talent, both onstage and behind the scenes. A clever and adaptable rotating set, by scenic designer Tim Farmer, is almost cinematic in its ability to present at least half a dozen locations and support an opening tableau featuring the entire cast, a rowdy classroom, an intimate scene for two, and a single speaker.”

The Human Comedy runs through April 23 with performances on Fridays and Saturdays at 8:00pm and Sunday matinees with talkback at 2:30pm. There are additional Saturday matinee on March 18 and April 1 at 2:30. No performances Easter weekend, April 7-9. The play is performed by Actors Co-Op in the David Schall Theatre on the campus of First Presbyterian Church, 1760 N. Gower St. There is plenty of free parking in the lot on Carlos Ave. east of Gower. Tickets are $35 and can be purchased online.

New GWNC and FoodCycle LA “Glean Team” Helps “Feed People, Not Landfills!”

“Feed people, not landfills!” is the mission of the Greater Wilshire Neighborhood Council’s new Glean Team, a cooperative effort with FoodCycle LA that has begun monthly gleanings of the Larchmont Farmers Market for a community food giveaway at the Wilshire United Methodist Church.

Glean Team coordinator Colette Amin told the Buzz that she used to volunteer as a gleaner (someone who gathers leftover crops or market goods) for five years at the Larchmont Farmers Market in cooperation with the Food Forward organization.  The team then took their gathered produce to the LA City College Student Union to distribute it to “anyone who showed up.”  But when LACC scaled back the distribution days, Amin said she brought the idea for a new gleaning partnership to the GWNC Outreach Committee. 

It took awhile, almost three year but Amin has partnered with FoodCycleLA. Their first collection was March 4. Their next food collection and giveaway will be held on Sunday, April 2, starting with the Farmers Market gleaning from 12:30 to 2:00 p.m. (all the food donations are weighed, and the farmers get a donation receipt for tax purposes), and then the food distribution at 3:00 p.m. in the parking lot on the west side of the Wilshire United Methodist Church (enter from Wilshire Blvd.)
