A Rising Tide Lifts All Boats


2021 was best year ever for the Luxury market across Los Angeles.

1,032 closed sales of homes over $5 million versus 636 in 2021, an increase of 62 %

  • 341 were over $10 million, +88%
  • 92 were over $20 million, +88%
  • 29 were over $30 million , +81%
  • 14 were over $40 million, +135%

The highest sale was $177 million, a California record at 27740 Pacific Coast Highway in Malibu, to venture capitalist Marc Andreessen. Last sold for $41 million in 2013.



Hancock Park/Windsor Square – Still in High Demand!


  • AVAILABLE- 17 homes are available, averaging just under $5 million for ~5,000 sq ft on over 10,700 sq ft lot. 6 homes are over $5 million. The highest is $15 million on Lorraine.
  • IN ESCROW – 16 homes are under contract. Average asking prices are just over $5 million for nearly 4,500 sq ft on 12,000 sq ft lot. The highest is a $13.459 million asking price on 2nd St.
  • SOLD YTD in ’22 – 16 single family homes sales which averaged nearly $4.1 million for nearly 3,500 sq ft on 11,000 sq ft lot. The highest of which was a record-breaking $21 million on Muirfield.
