
La Brea is soon going to look a whole lot different.
The Monarch Group, headquartered in La Jolla, CA, is building two luxury residential communities on La Brea that are well underway and due for completion late 2013 and early 2014. Included in the plans are “high-end market-rate and affordable rental housing,” restaurants and retail, improved sidewalks with building setbacks, street trees and pedestrian-oriented streetscapes. The Santa Monica and La Brea property promises a rooftop pool and deck and subterranean parking for future inhabitants. The Fountain and La Brea project will replace a parking lot, supermarket and photo lab with a single building that has multiple facets making it look like many individual structures. It surrounds a large landscaped courtyard that is open to the sky and to residential properties to the east for “long-term preservation of light, air and views.” It is also expected to include ground-floor retail and subterranean parking. The property will be six stories tall, bringing more density, as well as vehicular and foot traffic, to the already urban area. The La Brea corridor could actually become a vibrant walkable neighborhood, much like Vine below Sunset is transforming itself, just a mile to the east of La Brea.
