Buzzworthy Properties For Sale – Tuesday Broker’s Open Houses

After we spoke to LA County Tax Assessor Jeff Prang about property values across the County, we hit some Tuesday Broker’s Open Houses, the open houses usually reserved for real estate brokers and serious buyers. We found some buzzworthy properties that certainly support some of Prang’s findings, so we thought we’d share them with you.

We started at the high end with a completely redone house at 452 South Las Palmas selling for $7,950,000. The house was originally listed for $8,499,000 when it went on the market in April. The exterior is completely intact and appropriate for the historic neighborhood of Hancock Park but you won’t find any historic architectural features inside. “Cutting edge modern”  is how broker Sheri Bienstock describes the house. For contrast, we decided to scope out what was available in the $1 million dollar range. We found several, each with unique challenges.

1212 Lucerne Blvd

1212 Lucerne Blvd. has been remodeled but keeps its 1941 vintage character.  Described as “priced to sell!! Light, bright and newly remodeled,” the house is listed for $1,019,00, down from $1,249,000 when it was first listed in May. The house is located across the street from Queen Anne elementary school which realtor Tamar Aintablian told us is rising in the ranks as a quality school. We also discovered that this part of Lucerne, next to Oxford Square, is not a through street except on Thursdays for trash pick up! Who knew?

4056 West 7th Street

Nearby, we looked at 4056 West 7th Street priced at $1,400,000. Realtor Joseph Lee showed us around the traditional home where some alternations were made without permits. It could be a fun, challenge. It’s a great location in the Wilshire Park HPOZ.

Last week we looked at 866 South Wilton Place, one of ten homes in a small lot subdivision known as the Wilton 10, priced at $949,000. It’s an interesting project and if you haven’t seen an SLS, it’s worth checking out. The developer’s representative told us the project was finished in 2018 and all but one unit has been sold.

4536 Wilshire Blvd, Unit 103 is for sale.

Lastly, we visited 4536 Wilshire Blvd, Unit 103 listed for $1,190,000. Built in 1982, this seven-unit building offers three parking spaces for each unit, according to Realtor Kay Park. The two-story unit we saw is very large, with lots of storage. It’s located on the first floor with easy access to the underground parking. There’s a back stair off the kitchen so bringing in groceries is much easier and good exercise! But, of course, there’s an elevator too.

We learned a lot, even though we only saw a few houses. All the realtors we met were helpful and shared their insights about the local market which we plan to share with you as we cover more real estate so let us know what you are interested learning about.
